Funny thing is if you’re only looking to get a mortgage for the purchase price (minus required downpayment) it’s usually required to be under 6 months for a cash sale replacement loan.

In the future, if you go to sell this rental, years from now and need to finish the sale after you buy it’s replacement you can, it’s called a reverse exchange.

California bill SB9 effectively bans single-family zoning across the state, allowing severances and up to four units on most residential lots.Of course as an investor you want to love this, allowing ADUs or replacing a single family with a 4plex.But of course I don't want it in MY single family neighborhood...I don't want a 4plex with cars, noise, and all the other issues that come with multifamily next door to me.What do you think?

But if you have a brand new roof, a brand new water heater, etc. then you shouldn't have to replace those in the first few years after owning.

You'd never hear this for an A class rental and likely not hear it for B class units either.Providing these appliances can bring in higher rent, but it can also come with the liability to repair/replace.
