Those who had constructed higher density buildings prior to the action - and the odd one who has since made the argument for higher density given the adjacent lots are already zoned as such - are the few true multi-units in the neighbourhood.Unofficially, the boundaries of what is permitted by zoning (a single family dwelling with an accessory apartment) are frequently pushed and there are many older 1500ft^2 post-war houses which have been converted from 2/1s and 3/1s to 4/2s and 5/2s and most of the properties in the neighbourhood provide student housing.

This may not be the best answer to park "chunks" of cash (due to the caps on how much you can have), but I am a HUGE fan of high yield checking accounts at credit unions.

I'm normally not a fan of doing work yourself (and would anyone who does this as a business to avoid it), but there are situation where it works -- when the profit isn't the most important aspect of the purchase, when you're handy, when you're planning to live in the house anyway and when you're in no rush are all good reasons...Personally, I think my wife and I would kill each other if we tried something like that, so I respect the fact that not only did he get it done, but he's still married!

The new builds attract a stronger and larger-than-normal applicant pool of prospective tenants, which allows us to be more selective in finding the perfect resident for the home.Because of those 2 benefits, we are huge fans of new construction as rentals!
