There are some ways that the bigger players use to transfer partial interests without transfer tax becoming a factor; then they repeat within time restrictions that regulations allow so that the entire interest is eventually transferred.Perhaps @Chris K. or @David Krulac might have some input.

Probably better than the bay area but nothing to write home about. 2% rule homes are all but gone even if your looking at class C-D warzones which I would not consider if I were out of state.

They can offer Tax subsidies and what not to make the deal more profitable.Those are ambitious projects mostly taken on by local nonprofits or big builders who know the local politics & players in that circle.If you need more specifics about the Cincinnati area I'm more than willing to help.

He's been a key player on my team for several years and would certainly take your best interests to heart, help you work out the details, etc.My experience teaches me that in a market like Fort Worth you don't want to be a lone ranger.
