I read the prospectus about 8-9 months ago and I can't say the fees struck me as egregious in comparison to most other non-traded REITs (look at the fees of American Realty Capital sometime).The returns, however, are not as impressive when put into proper context.

I saw a frightening statistic that 63% of Americans can't afford a $1,000 emergency. 

But then you gotta add the state and self employment, and the 3.8% Obama care surcharge and voila there goes your profit to what @Steve Vaughan calls the "silent partner of Uncle Sam".If you want to avoid that drama just change your outlook and make your intent to hold the property for now.  

Thank you @Sam Bagwell I had a title person told me that these cases are so complex that wasn't even worth it because it takes weeks or even months to uncover everything.
