Need help understanding what could be going on in this deal
Hi guys,
I bumped a few days ago into a SFR being sold for 99K in an area that I know very well similar houses are being sold for over 400K.
The prop description mentioned there were "at least" one mortgage on the property. I tracked the public record and it has lots of history. Here is a summary
- Bought in 05 for above 400K
- 3 month later pulled a 52K HELOC
- Has a tax lien in 2011 for $110K+
- Has one more lien from the HOA for less than 1K
- There is a title change at the in Jan to Bank of America and the amount listed is $350K+
- A day later there is ANOTHER title change in the name of a person for $33K
Both titles come from the Association
Question: How is it possible that two entities have title to the property? Does anybody know what could be going on here?
It seems to be a lot of dirt in this property past and who knows how much is owed in liens. What are my options here to uncover all and determine whether this is a good deal or not? Listing agent knows NOTHING about the liens or mortgages.
