@Moly Yang  I don't believe there is a law that requires a buyer and seller to use an attorney or title company to close, but it's just best practice to use them on all transactions. 

Per the article, often these cases get settled (read: you pay the tenant $$$ up the ying yang for them to "go away".)*  If the impending case above  ends up favors tenants, it will make it that much more difficult to raise the rent to change the tenancy.

He owns a primary residence that has about $325k in equity if he were to sell it today, he wants to downsize, AND he has more available cash in addition to the equity from the sale. He

@Mickey Yang  - I think you are talking about a property here in OKC - if so, I've recently replaced one (last fall/2022); and it was one that one plumber initially told me we be more expensive b/c it was deeper than six feet -so  they would need to shore up the sides/per OSHA regulations.
