I'm finishing up a hold and the closet for the washer/dryer is a bit small- the space I'm working with is about 29.5" wide and 27.5" deep.

But all cabinets and counters tops are good, appliances included except washer and dryer for the 2 units setup for them.

Most don't know enough to ask about sq. footage (but they can tell when they walk thru the property).Big items like garages, included washer/dryer, central air/heat will command more money.  

so what'd you offer and more importantly, what was her reaction :) 

There are a lot of things you need to consider more so than on-site washers.

This includes a refrigerator, stove, microwave, dishwasher, washer and dryer.

The 5 year leases with automatic renewals and companies that you have to fight through litigation to get their washer and dryer out of your place.

In all honesty, it was her car and it damaged his property.
