I know this gets talked about all the time with entrepreneurs but figured I’d say my piece.Lastly, I’m also slowly shifting my mindset from buy and hold to looking at the velocity of money.

Many people smarter than me also believe that because we are so addicted to cheap money (we being the economy as a whole) interest rates are likely to float back down when the fed and bureaucrats realize how hard rising interest rates slow down the velocity of money.

I know that rates are going up, but are you thinking that this velocity will cool off in the spring?

Should we see a slowdown in deal velocity due to rate moves, it will be interesting to see how supply is further developed as is needed. 

Creating more reason for them to pay, versus me doing a civil suit and even if we won, still having to collect.Hole size question, this is all off the cuff, don't want to start a hole Ballistic discussion:  Being thinner metal buildings, it expanded more at the beginning with the speed of the bullet (and air pressure/kinetic force) and then the holes got smaller as the velocity was reducing.

BRRRs capital velocity will slow if rates rise enough. 

That would allow you to create more velocity by doing that over again sooner. 

I like this strategy because if I can do this successfully, I can maximize the velocity of my investor's money (regardless of whether I go Air BNB or long term rental route).
