Land buyers have less of a sense of urgency, as opposed to flippers who usually need to keep their pipeline full and crew busy.

What rising interest rates have done so far is create urgency in the market.

At the moment the prospect of rising rates generates a lot of urgency for people who had plans to buy in 2022.

Unfortunately whether it's you or them or both, the lack of urgency has put you in a space where pricing has gone to sh*t lately, especially if these are 'dscr' loans.  2 months ago, you could have gotten 5.50% and probably even better than that on a cash out. 

The point being, that the urgency you sense on your side, probably isn't shared by the probate attorney on the other side.  

I do get a little nervous seeing someone like Barry Wolfe say that he is imparting a sense of urgency on anyone who has been thinking of selling to sell now before the music stops, so to speak. 

That gives you enough time to get acclimated and see the results of your actions but is not such a long timeline where there's no urgency to succeed.

If you'd like-- you can always add an expiration to the offer to add urgency and not get caught waiting while other deals are coming and going-- I would personally recommend at least 2 business days out as an appropriate amount of time for expiration or opportunity for the seller’s side to respond.3.
