Local Legislation, tenant pool quality, tax legislation, natural disasters, job market growth, saturation of real inventory, and real estate market disruptions through innovation are a few of the things that you cannot control.

However, Zillow is led by very forward thinking individuals, and I wonder if they are hedging their bets against the uncertain future of real estate agents by piloting their "Instant Offers" program.

It is the most small-business friendly legislation ever passed and allows most business owners to write off up to 20% of their business’ net income.

I've come across the website Eliotandme.com and see there MAY be a potential to make more money on my investment as opposed to renting out.If this website is accurate, I'd like to make my first investment property strictly an AirBnb property and in the event legislation changes or some other plan altering event occurs, I can revert back to my original plan and rent it out to tenants.

I know what homes value in my area and I know roughly what things cost to rehab but I'm uncertain as to what someone would pay as an assignment to acquire a property to Flip like this.
