I don't think you need to go all in with an ultra expensive printer. 

After that initial visit and several purchases you will be further advanced in your investing career and developed more of a risk tolerance it may make sense to move on deals without seeing the neighborhoods as the very best deals (& sometimes very worst deals) are had by the ultra aggressive investors.

@Andrew Postell point which is quite valid there are far and few lenders that are going to do small loans.. you simply cannot generate enough revenue per file to stay in business.I know I do ultra small lending and if I equate my minimum fee ( I don't use points as its worthless) but if I did our fee's are 10 to 20 points.  ... but if it helps a flipper make 50k and they have to pay me 6 to 10k out of that to borrow the 50k so they can make 50k who cares flipper now has 40k in his jeans..

Even though it's a rental, doesn't mean to go ultra cheap. 

But as you guys said, I would rather be ultra conservative and be surprised at my cash flow.
