Note I have been threatened with law suit many times (likely over 50 times - but most have so little merit they are laughable) including multiple times from the same lawyer. 

They say that as long as the debt is verifiable and a valid debt, you don't need their permission to report them for non-payment and if any tenants threaten to sue they provide a toll free number for tenants to call if they have any problem with the reporting.  

I'm looking for experiences where off site, hands off landlords were threatened by tenants.

The former tenant thinks this is unfair and is threatening small claims court.

She immediately began threatening to sue if I did not give her back her full deposit.

Homelessness and increasing rents threaten everyone's quality of life.  

They threatened to want out of the lease and I offered them a no penalty out because I can rent it for more money — but they backed down.

She threatened legal action and I know I'm in the right there but what/how do I prepare a letter to let her know her security deposit will not be returned because of unpaid rent?

How long will it be until we: (1) catch up to the current demand(2) overbuild and threaten another bubbleHave we already caught up, overbuilt, have 1-3 years to go, or have longer than three years to go before we see another significant dip in prices?

Tell the neighbor to call the cops and threaten to report him for trespassing and damage to his/her yard.
