I did not use the lease feature, listing features, or background check yet as those were already in place when I signed up but for sure I wanted an all-in-one package for when I do need them in the future.

We never got any questions ever again after that one discussion.I don't want to get too technical (or risk scaring other Landlords away from RUBS) but either way, don't forget that you needn't implement RUBS based only on the no. of occupants. 

Once we made our offer, we discovered the zoning is R1-6 and it's technically supposed to be Single Family.

They now say that we need to do technical analysis to prove water is coming from their unit and not from any other unit. 

I plan to do my own background, credit and eviction check. 

A little background: I live in the Nashville area, currently work as a CPA in corporate finance, and have a couple of rentals that I manage (1 long term and one STR).Thank you in advance for any advice! 

I informed him that his wife would have to apply and if everything checks out then we would need a background check on him before moving forward.

(I have a background in engineering and experience with rehabs.)It's right at the top of what I can qualify for on a personal mortgage but when I add in other revenue generating opportunities things quickly change.Before my wife and I jump into this I'd like to reach out to the experts. 

Plus, I would vet the tenants with a background check, application, etc to weed out murderers.  

Maybe you have some construction and project management background.
