@Chris Levarek - I’ve had the SEC 8 voucher holder pass away (although never shot), and SEC 8 passed their voucher to another person in the family and the lease stayed in tact except for an amendment to substitute the lease holder.

Hard money isn't regulated and some lenders are more payday loan than a reasonable substitute for private money and traditional financing.

There may be some state taxes, depending on the state and situation.I don't believe there are any deductions to take outside of the costs of selling the house.Remember the forums are not a substitute for talking with your tax professional.Good luck. $150k is a darn good way to get started on your REI journey.
