The old paint is still in the garage, so I could make those repairs myself, but I know it wouldn't look nearly as nice as a professional repainting job.The kitchen/dining is painted a horrible BLOOD RED color.

Delinquent taxes are at least $54KMy (conservative) ARV estimate is about $77KI haven't set the appointment yet, but the seller says it needs a new roof and some float and tape work in the dining room area.I feel like these numbers are cutting it too close, to call this a deal.Any advice would be appreciated.Thanks,Keleigh

One of my first tenants, even though it was clearly in the lease that repairs or changes are not allowed without written permission from me, put down those old tacky peel and stick kitchen tiles in a bright blue over my brand new neutral flooring, changed out the dining room light fixture, and painted the house in horrible dark colors.

Depends on how many days on market, how complex the rehab is, whether there's anything about the property that you can't fix with a rehab (small lot, no dining room, etc), and whether you are doing a fix and flip or buy and hold.In my area, 10%-15% seems to be pretty common, but I'm not too familiar with the Tacoma market.Keep in mind that this number (ARV minus costs minus discount) is your maximum purchase price, not your initial offer.
