The "big" firms like AA may get a lot of hype but they generally can't compete on the next level tax strategies (Family office type strategies) nor customer service as their employee turnover is quite high.

Reach out anytime agreed. i am unfamiliar with his markets but $220 does seem very low. a sf room mate/ BRRRR strategy seems more practical

That is an interesting strategy.

It is a complimentary strategy to pull some of your money back out and hedge your bet.

I think at this point, i dont think sheriff sales is a viable part of my strategy. 

The seller will always retain the equity and would receive annual distributions - and could structure the agreement with an exit strategy that makes them comfortable.
