Every flipper has found themselves at Lowe's for the fourth time in a single day, picking up yet another piece of material for a project.

I'm about to make an investment with them.

Ideally the owner would handle everything and would have no need for a property management company with only this single duplex in their portfolio. 

I recognize there are other ways I could invest this cash (including another property) but I am being mindful of levering myself out too much in the current environment where job losses are more common in my industry (tech).

As of right now, yes just focusing on Single family fix and flips.  

I am searching through all the BP threads trying to find the best fit for me in terms of asset protection/law/CPA firm that specialize in real estate investment and have narrowed it down to Anderson or KKOS/Mark Kohler.

Can we DSCR out of this to get our money back out or will I need to sell it to get our $136k total investment out?

Based on the numbers and my strategy, do you think this is a good investment for my first property?

As a disclaimer, I am early in the process, and only a single case with a single build. 

My suggestion if your goal is to free up some equity to use for another purchase - start small with the single family home with a cash out refinance.
