Just an observation, not a judgment.

I just moved back here after a decade in Raleigh so I'm only an observer and researcher at this point.

But as James so astutely observed, I have a tough job:) I'm new at this and I'm genuinely asking for help with my pitch, not pitching you folks but it seems like there are flaws in the actual product that I'm not understanding. 

The challenge is the assumption that the clients will be retained.

One of the main challenge that I observed is that individuals often lack a clear end goal or strategy, or they select a market that doesn't align it.

I quickly observed the tenant had a dog, a roommate, and an Olympic weight set - none of which was allowed per the lease.

Common fees will include a set-up fee, a leasing fee for each turnover or a lease renewal fee, marking up maintenance, retaining late fees, and more.

I'm told by Airbnb that I can't retain my reveiws unless Evolve adds me a a co-host and they will not do so escalating to a manager to see what I can work out.I'm trying to terminate with Evolve and they will cancel my current booking or I have to stay with them until my 2022 Evolve bookings pass. 

They even retained a grazing lease for their cattle.
