When someone wants to "pick my brain", I recommend that great steak restaurant and let them know my wife / business partner will be with me and that we appreciate them offering to pick up the tab. 

The FTC for sure is goes after these Mentor guru's that promise big returns if you just buy my course.. and takes a while but then what happened to the folks you mention and Tarik and his wife and many others they just get shut down and start over in some other capacity.

I joined her and Tampa was cool (On Swann is an amazing restaurant and their bread pudding made me see God) but Clearwater was amazing.

They shut it down and merged it over to Credit Karma, and it sucks. 

Honestly with a tenant who is old or disabled they could bust have shut off or lost the phone.

Along with a vibrant art scene, restaurants & easy walking it attracts year-round visitors seeking fly fishing, white water rafting, kayaking, skiing & snowboarding that is off the beaten path..

Sure they can make it work but the problem with dealing with a boutique business is that often times if the owner is sick, going on vacation, going through a divorce, not licensed or their kid's sick the business shuts down and so does your offer.

I try and stay ahead of the game on PMs I change air filters and get furnace serviced I replace shut off valves and add them where needed.

Locations with growing populations and younger demographics tend to have higher demand for housing, which can lead to higher property values and rental income.Proximity to AmenitiesThe proximity of a property to amenities such as shopping centers, restaurants, and entertainment venues can impact its desirability to renters and buyers.

In other words, you don't buy a restaurant franchise or other retail business, without calculating cost of employees to run it.
