@Todd Dexheimer @Paul Caputo @Jeff KehlOne important note to keep in mind is, as a result of the new tax law, cost segregation has made 1031 exchanges less appealing (and vice versa) in certain circumstances.Tax reform has modified the rules of like-kind exchanges by only allowing real property to be exchanged.As we know, when a cost segregation is done, personal property assets are identified and separated from the real property asset(s).

When you sell the property, the depreciation taken on the separated personal property will be recaptured at ordinary rate vs max 25 % if not cost segregated.Also, you no logner can do 1031 exchange on the personal property after the new tax reform, so cost seg might not be ideal if you plan to do that in future.

You cannot expand it to roof replacement on residential homes.Under the new tax reform, roof replacement on a commercial property can be fully expensed in the first year, but once again - commercial property.Make sure your facts are actually equivalent.

Bear in mind that there has been talk of a fiscal reform whereby the deductibility of expenses within a corporation would only be allowed if the corporation has a real business and merely renting properties wouldn't qualify as a business.The, you'd be taxed at the US level but you should be able to deduct your taxes paid in Mexico by virtue of the treaty for the avoidance of double taxation between the two countries.For many Americans who buy in Mexico, this means that they'll end up paying the same amount of income taxes as if the property was in the US.I'm not a tax advisor so don't take my word for this and consult with tax specialists as needed.Hope this helps!
