Let's see - $7K in damage done by a tenant in one unit, others had a roof repair, a floor replacement, a new shower/tub liner installation/spackle/paint job, insulation in the basement, 2 dryer repairs, a door replacement, a bathtub/shower refinishing, and a 3 month vacancy....I'm sure there was more, but I've chosen to block it out ;)All properties except 1 were cash flowing, but so much outflow in one year was a disaster.

@Natalie Schanne - Curious about how solid hardwoods wear over time and how often you would expect to refinish them? 

I called a tub refinishing company I've used before on a flip with great results so I'm hoping he can work a small miracle!

Used a long handled scrapper - but that is very slow and gouging the floor.Anyone have an idea how to remove this padding - refinisher says the sticky padding will gum up the sand paper and his machine.

It leave me like $20k profit, but a lot of unknown could happen.Here is what my calculation:1)cost of money: 4 points($4k) plus $2k processing and holding fee for 6 months =$12k2) closing cost when bought: -->$6k3) repairs: $15k to $20k: inside paint, refinish floor, yard work and possibly remodel bathroom.

If the place has hardwood floors, do you refinish them or put carpet in?

We replaced furnaces, gutted the kitchen, full repaint throughout the interior and refinished the hardwood floors.
