I know that comes with much red tape with the different zoning laws.

No delays, no red tape, no custodian transaction fees each time you perform a transaction.  

haha I know it puts me at a disadvantage but I think its still workable.

Being aware of issues and taking no action is absolutely a red flag in my eyes.
