@Paris Wilson (thumbs up on the name) - I realize that I'm lacking a lot of information, but from a macro perspective, if ARVs are hovering around $200K and you're talking about a knock-down and rebuild, I'm having a tough time putting together numbers that I'd call amazing.  

for New Jersey we would have to primarily be lease option on my opinion , wholesales would be different we might have to buy low and turn the distress into a lot to make cash and rebuild...
