If you control how they perform tasks, set their hours, or provide tools, they should likely be a W-2 employee, requiring you to withhold taxes and comply with payroll regulations.

That document they provided, with all the colored font, was a mess to wade through.

You need to provide a bit more specifics about the property, about the insights you want, etc.  

I wish I could say that I'm venturing into real estate investing for some benevolent purpose like providing low-income housing for the needy... but financial gain is certainly my angle lol.

I'm assuming you're referring to investors that provide all of the funds for your flips? 

I’m in the Denver market, and can help provide info and my take on the market and what works best! 

I would provide the capital and otherwise stay passive, but hopefully grab better profits than private lending?
