For all those mentioning these acts and laws, have you seen someone prosecuted recently?  

Even though the tenant did commit some crimes when forging documents, having them prosecuted for those crimes will not help you out of the situation. 

One deal, funded back in 2017, is still being prosecuted by the financial crimes division here locally when the borrower deeded the property over to his sister's LLC and she obtained 250K that landed in 2nd position behind our loan.

What's exceptional is this is the first time it's prosecuted as a hate crime.  50 years late, but Hawaii may be finally joining the rest of the country.

Sure states can enact laws that say different and choose not to prosecute but federal law trumps state and just in case the winds turn I wouldn’t want my business to actively be promoting it.
