If you want higher growth then Cleveland and Dayton type markets with $100-150k prices may be better suited.I would encourage BRRRRs after your 1-2nd so you can recycle your money.

Areas with good rental demand or up-and-coming properties could give you more predictable returns.Do you already have a type of property in mind—like single-family homes, or are you considering duplexes, condos, or other types of flips?

@Jason Wray Thank you very much for this response ..I’ve never sold one of my rentals before feels like I’m cutting off a leg and paying close to 100k for cap gains is really starting to eat at me 😵‍💫Any chance you would be so kind as to send me a link to something in the ballpark of what you’re suggesting this way I can get an idea of area and what this type of property could look like!

Therefore, any strategic/investing where you have a solid plan to get most/all of your capital back would be my target for this type of capital.

I can go way deeper into finding good MTR markets, pursing tenants other than travel nurses, property types, scaling operations through systems (my specialty), renovations, etc but it's much harder to do in a thread.

In this type of area having just 1 or 2 properties is ok because your tenant base is higher end and more stable. 

This type of short-term loan can provide the funds needed to renovate the property.

If you're looking for positive cash flow, you should be looking into the B-/C type neighborhoods because this is where you'll find a lot more buy and hold, BRRRR, and positive cash flow opportunities.I appreciate your comments. 

I have to think the stock market would beat this type of investment from a investors point of view.
