You're telling me you are willing to sell it to a wholesaler for "low ball offer" which these days is 60-70 cents on the dollar vs taking a Premium on a sub 3 note?

Securing a premium investment or dream property is always going to take some work, effort and overcoming eventual disappoint.

I've used this insurance carrier for a while and I have a premium policy so it should all be fine.

A good real estate brokerage firm will not entertain or interview you if you do not have an active real estate license because those brokerages are top producing brokerage meaning those companies are buying leads with premium leads like Zillow and other sources.

-Rob,Greg, and Al I'd start with a real estate agent sending you all the new construction 2-4 family styles that have sold and pick one that is small and compact and sells for a premium.

Old MFHs in this area are few and far between, and still asking premium pricing in most instances.  

Why would a borrower go to a retail bank and pay a premium rate when they can go to a mortgage broker that’s tied to wholesale lenders exclusively and save money on closing costs and interest rates? 

I have long wanted to purchase new construction but I'm well aware of the premium that's built into the price.

And a price that’s a 10-20% premium over what I could sell for cash.  

For one, my loan terms aren't as great because I need a commercial mortgage, my insurance premiums are higher each year, I need a lawyer for everything since I'm considered a business.
