We have a unique situation here in New Orleans as there are thousands of houses still in disrepair from katrina, some not really worth fixing, but still quite a few that a nice profit could be made.

Greater New Orleans is a great for investing - particularly buy and hold.You should study, seek guidance from Memphis.

You might have to drive to New Orleans if there isn't one in your town, but the hour drive would definitely be worth it as I am sure there are plenty of investors there that would be glad to have free labor in exchange for sharing what they know.
