The seller always thinks the property is worth more.The buyer always thinks the property is worth less.A Realtor tends to be a little on the optimistic side.An appraisers evaluation tends to favor the person who's paying for the appraisal.The point is, everyone has an opinion of value, and that's all they are… opinions.If it's your time and money at stake, the only opinion that should count is yours (the investor).
