First I would say to stop looking for "deals" and focus on looking at the opportunities.

In my search through Alabama I have come across some deals that I was unable to close on. Looking

As we begin to accrue more capital, we plan on looking into also utilizing passive investments, such as buying 4 plexes and working our way up. 

My realtor who is my friend (mistake) keeps telling me to hold off on looking at properties and potentially putting in any offers until the property above closes.

I plan on looking in Mobile, Al or maybe northwest Florida.

awesome dude  LOL - I hope you remember where those votes came from because you offered me a scenic plane ride around Oregon when the wife and I get up around that area on an adventure and I was planning on looking you up when that happened! 

I have bought 2 lots myself and with a real estate agent (partner).Now I would like advice on looking for other partners:  My thought would be this type of structure:I have put the entire thing together turnkey (Land, Builder, Construction, Furnishing and Decorations, Property Manager, everything)My thought would be the investor would make the down payment:We would initially split all equity and expenses 60/40.
