So I found a single-family home down the street from my sisters family home and I’ve been eyeballing it for the past few years. It has all the telltale signs of neglect; boarded up windows, overgrown grass, broken dow...

The HOA is well-funded, everything on the property has been recently renewed (roofs, roads, pools, gardening, etc).I am curious as to whether market conditions are shifting because of local short-term stay bans (which might have opened up a lot of housing stock), COVID, over-building, or any other factors. In a town of 20k people, apartments.com lists around 3800 available rental units.

My three issues with the house are, one the roof needs to be replaced (it’s 15-20 years old and has moss growing all over it), second issue is the eaves troughs are overflowing with leaves and stuff (if this has been a standard practice over the 50 years they owned it this is a bit of a concern with water likely running right down to the foundation of an already old house, the third issue is the tax assessed value is 37k so if I buy it for 160k won’t the tax assessed value go to around 80k meaning my tax is going to double roughly?

Of course, I am in California, but I save tens of thousands of dollars over a 10-year period because now I don't have to pay for water, pay a gardener, or pay thousands of dollars to remove trees. The next thing we do is we usually paint the entire outside of the apartment building to make the place look fresh and then you won't have to paint it again for 20+ years.

Some of the lots would be wiped out for a community garden context every maybe ten spaces...Another model: Thinking about 20 minutes outside of cities could also be developed from land if utilities can be lined up for the land.

We have enough room for our hobbies and pets, gardens, and is only 20 minutes from Liberty Mountain (possible short-term rental opportunity, but we also ski so passive bonus).

The middle unit I was planning on a long term lease but I think it may be better to just airbnb it as well and then the garden unit will just remain as a long term rental.
