My advice - find a legit mentor that may partner with you as cohost is your first property, willing to share knowledge and you absolutely know for a fact they hv experience in the airbnb space with their own properties; gather info on internet, buy a couple of books - all the information is already out there.

I know you are out of state but sometimes you can find virtual sessions that might help with insight. 

Based on the book it's less about what you know, you're new so assuming you know little but are hungry try and ask someone to mentor you through your first rental.

Flips are labor and time intensive but are good for cashflow if done right but can be difficult for new investors without a good mentor.

This could be a good influence towards finding a mentor as well.

Find a mentor and provide value to them.

My goal for learning this skill, is not to just underwrite my own deals, but also to have something of value to offer a potential coach, mentor, or partner going forward! 

I have a mentor in Eugene who, when I asked them about whether they thought going with this program was a good idea, made me realize that I don’t need it at this point in time.
