@Nick Rini  Just had the opportunity to read your posts this morning over a steaming cup of coffee. 

Using residential loans for investment deals are like trying to use a steam engine to power the internet, you can do it, it just ain’t smart.

Your "hourly rate" or rather, return on your time will be pretty low but as you gain steam, and learn how to streamline and add staff, it will go so much quicker and you won't spend nearly as much time.

I see more value in jump starting your investment business as Florida is not picking up steam - we're actually running out of inventory and I know Texas is in a building boom trying to keep up with demand.  

In saying this, I still believe there is more steam ahead in the Beltline district.Today, I would be going hard in the Detroit market, in very selective areas that are already starting to rise

I have a mixed bag of REI experience ( a couple buy and holds, one flip, currently the controller for a local residential home builder) but my passion to begin taking it more seriously is rapidly picking up steam.

My primary goal right now is cash flow because I am trying to get a good head of steam going with this new business.
