You should send them a note that you are not responsible for mediating the process of a roommate moving out and that they are responsible for the rent.

Check local HOA law and your Governing Docs, you probably will be required to go to mediation and/or arbitration rather than small claims court, at least initially.

@Kyle SmithI don’t have experience with tenants not getting along (trying to buy my own rental right now actually) but if their leases are year long then I’d say you need to sit down with them and be the “mediator” and figure out ways they can live with each other
