This is the max it seems most "A" lenders will loan too, I might get 50% from a credit union but that still probably not help in the short term.How do people keep going?

It is debt you are obligating yourself to and lenders and the federal government think of it that way.Missing a payment doesn't mess up your credit, but it does mess up your day when you get sued or prosecuted. 

At this point, I would recommend having a line of credit to cover these things so you don't have money sitting in the bank doing nothing when it could be put to work.I have 33 units, no debt except for mortgages, and excellent income.

You said "100% of our funds were investors" then "my capital came from bank Lines of credit NO investors", so wondered exactly how much of the 100% was replaced. 

An 80% occupancy rate indicates low demand. 

If Don fails to pay, the bank will certainly go after me, it will at least ruin my credit and will likely take me to court.

Once you start processing the credit/criminal, the money is spent, and you can't get it back.

All original tenants were long term low rent tenants.

But without the experience, knowledge and capital (actually CREDIT CAPACITY) I accumulated the prior 2 + years, this transaction would not have been possible.

We also got over 100K in credits for repairs.It was a killer deal.
