That experience made me realize I want to dive deeper into this space.Right now, I’m in the research phase—figuring out locations, property types, and strategies while working on funding and budgeting.

The first thing I ask is why am I Buying the property.I always look at the exit strategy first, is it going to be a rental, a lease option sell, am I planning on living in it.

This strategy helped a Phoenix investor rank higher in the “Group Stays” category.A/B testing is another essential step.

This can be a good strategy; I say this with one large caveat. 

I’ve been investing there since 2019 and built a 12-door portfolio using the BRRRR strategy.

Looking at this property as a long term rental strategy.

There isn't a lot of strategy to just buying a new build.
