-At the end of the day, if it were me and I was a wholesaler (as opposed to a broker/agent) in this scenario, I would say that "as a courtesy", you can try to help and see if you can sell it to someone else off market, but you should not be expected to do a due diligence for the buyer, that's their responsibility, and you said from the beginning that you are not knowledgeable on land. 

I’m a lifelong learner and exactly doing what you have all suggested- reading, researching, attending meetups, plan to attend conferences etc so I can continue to grow and be knowledgeable in this industry.

If someone pays 5k for the knowledge yes it is a scheme to leverage what their parents taught  them and thinking paying off their home is a good thing.

No differently from any other plumbing call that we assign to the tenant.

The most knowledgable people on market rents are the prospective renters who are currently shopping around trying to find the best option for themselves to live.

Instead trying to bait people in just go answer legitimate questions using your experience/knowledge and demonstrate the value you bring.

The county health department may have ok'd it, but that doesn't mean whoever lives there isn't going to get cancer from it and sue you later for knowledge.
