Would love to hear from the community on tips to get started and best locations to find my first property.

Unfortunately, to my knowledge, I don't believe there's any documentation that a future landlord might find to tip them off to the poor character of these tenants.Moving forward, I'm less dismissive of warning signs in the tenant screening process.

Just wanted to ask if any investors in the Austin/Cedar Park area with experience in rehabbing with today’s constructions costs had any general tips on estimating rehab costs for a property? 

Here are a few tips to help you out as you start your journey:1.

The exterior was painted when we bought it, we refinished the floors, added carpet, new paint inside, refinished the kitchen cabinets, replaced a couple windows and did some minor plumbing work inside (along with getting rid of TONS of junk throughout the inside and outside of the home!)

Keep a close eye on local markets in emerging areas around Los Angeles, where property values are likely to appreciate making future investments easier as you build equity.Let me know if you’d like financing help or need more tips along the way.Best,Drago
