every joint venture is different .

My mother and brother went together and jointly bought a property using a SDIRA LLC each. 

You can extend that lease if both parties want to continue the joint venture. 

I find with time, they always leak, as the joints just don't stay sealed as well.

I have funded quite a few Tax sale purchases on bare land in FLA and my clients I lent money to did well with them.. but they are spot lots. and they sold pretty quick on the open market not sure having habitat as a buyer is any bonus for U.
