In terms of plumbing and electrical,,,, there is a base for the per hours of a job and the intricacy of the task , if a full panel update and plumbing if all new or partial replacement.

There are potentially a lot of intricacies of such a deal and I am just getting started with REI.

There are very few, what you referred to as "real estate investor friendly" agents out there because most are not real estate investors themselves and therefore do not understand the many intricacies of this business and the ones that do, typically do not have access to the right companies and products. 

As Matt mentioned, there are a lot of intricacies to mailing and the equipment costs are rather expensive if you're just doing it to send out a couple thousand a month.  

As far as investing in the Boca area I would recommend speaking with a Realtor in the area as every city/area has its niches and intricacies that I cant speak on as confidently as the Sarasota area.

It's just common sense.Real estate should not be seen as an answer for all financial problem, because this is just an industry with all its intricacies and risks.

These investors usually know when they need to consult a CPA to work through the intricacies of a deal.

@Nghi Le yeah, there's always little intricacies and the more you do it the better you know about these types of things but I have seen investors use super small amounts to purchase homes.
