I interviewed a sales rep last week and felt good after the conversation.Worth noting I have no experience using them yet personally, so would recommend additional due diligence if you consider. 

If I were you I would go and in-person interview different PM's.  

Otherwise, you are going to be an interview victim on American Greed (or, more likely, simply invested in mediocre or poor opportunities...or investments that don't align with your goals and criteria).

My golden rule is: if a big investor hasn’t interviewed on the BiggerPockets Podcast it could be for a reason.

I interviewed some property management companies in the new year, and like you would expect, most are just basic intro conversations, etc.

It is very likely (to be certain, I would have to interview you more thoroughly) that you do qualify for REPS just based off of your main work.You are also correct that you're required to show material participation in your rentals and in your LP.

Google up STR property managers in that area and choose one, after interviewing them.

Interview a lot of agents and ask questions about investments.

The brokerages want you to work there, and you are the one being able to do the selecting verse the other way around like in interviewing for a job etc.
