If there are hiccups along the way, such as a long vacancy, my staff is trained to call or email the landlord with updates (weekly is the default, but some landlords don't want that).A five-month vacancy cost you $7,000 in lost income, plus utilities, landscaping, and other expenses.

Its just very rare that this happens and this is mainly paranoia getting into peoples brain that they would need some sort of protection because of some high profile cases that have gone around the internet. 

Remember your costs will be more for an STR, you'll be paying for a lot of things you wouldn't with an LTR - higher STR insurance, all utilities including internet, supplies like toilet paper, paper towels, dishwasher detergent etc, upkeep on furniture and linens if damaged, yard maintenance and grass cutting/snow removal, trash removal, etc.  

A fairly reliable wholesaler who buys across the country, and spends $100,000 a month on advertising, also trains people to be wholesalers.

It would be like being trained by a neighbor on dog walking and them giving you a piece of paper calling you a certified dog walker.

These are professionals with additional training and a stricter code of ethics.

The requirements are:1 - You must be personable and have the ability to answer questions with more than one word answers.2 - You must have high-speed internet of at least 15 mb/s (preferably 20mb+)3 - You must have a web camera (we record audio and video for all shows) and we do require a decent microphone.

All of our trainings are open to anyone who wants to come, because we are confident that anyone who attends will ask "Why isn't my brokerage doing this?" 

I do believe though he makes a significant income from his training seminars much like most gurus..
