I have no exposure to residential/real estate investing and would like to build up my knowledge/network so I can be able to close on a deal next year.

@Peter Kelly, I invest in Philadelphia but I work my day job in King of Prussia so I’m up that way during the day on week days.

Also read up on how others have slashed spending to build up reserves.

The CAM license will allow you to get an Assistant Property Manager's job to earn some money while you get your Realtor's license and build up your client list. 

You can also build up your own maintenance and contractor crews so you aren't as reliant on whoever the PM finds. 

It takes a while to actually make money as a Realtor since you need to build up a client list. 

I have a credit score above 800 as well and my assets have proven to be good money makers, my next property in the spring will be my stopping ground for a while so I can build up a solid security fund (currently $8K - shooting for $30-$40K).

It may take time to build up a clientele base, but based off the little knowledge I've gained today, I think it's definitely worth researching!

Anyway, after reading Ch 3 and learning that investing in REITs was a thing, I said 'Shoot, I can do that and build up my portfolio!'

So financing it is an issue.I have experience with several remodels, additions and gut rehabs for my properties where I was the GC (planning, permits & inspections, subcontracting)I can probably start small and purchase cheaper properties with cash (around $100k+) and rehab/remodel/rent/flip and build up a portfolio.
