Seasoning period is an industry term for the waiting period between your last transaction closing or funding and your next one closing or funding. 

If you’re looking to invest in your backyard, it helps to network with as many locals in the industry as you can.

The industry standard currently is around 70%, but there are some that will go up to 75% or 80%, but you've got to have pristine credit.

I got into the industry in 2014 with a property management job on Lake Ponchatrain in Slidell, north of New Orleans.

@Chris Blackburn, while I can't speak to this specifically, there are a few red flags I see in your post.1: A Realtor has to be a member of the national association of realtors, an industry trade group primarily focused on your typical home buyer.  

Connecting with local realtors who specialize in investment properties is a great move — they can help you spot opportunities before they hit the market.

The inspection will also vary depending on whether there are kids in the house or not - they don't care about a couple small flaking paint spots if there are not children. 

You should also be aware to make sure what was provided does or does not meet industry standards.
