My partner was on the acquisitions side of things, so he is extremely knowledgable in novations and creative ways to get the property under contract and I still have an extensive list of buyers, I have built very good relationships with from when I was doing dispositions.I am open to any thoughts on the best way to start and I am open to networking with any one to hear how you got started and what you would do differently now that you have more experience under your belt!

Somebody will figure out a creative way to work it into a deal though.  

You're going to want to leverage house hacking or creative financing to get to 4-6 properties in just 3 years. 160k would be enough for 1, maybe 2 deals the conventional way, and with your current income, it would take you a few years to replenish your war chest for another deal.

Through some creative moves I will be mortgage free in once I am ready in March or April at the latest.

Just be a little more frugal in life. ps I dont think you need to be creative, just cut back "un poquito"
