I get frustrated because most people a) don't stick with this and try to learn it... trust me its easier than first year college physics... but it will take you a few times to get it and after networking with real people doing this or b) they say its seems risky and listen to their lazy/ignorant CPA who by the way has been stuck in they same occupation for 20-30 years... why would you want to take financial advice from someone who is not financially free.

IMO, that's not something to ignore if you are in FL.A lot of these threads on the legality of wholesaling continue to have a lot of people harping on what they want to be true and believe to be true without any investigation into codes and law that say otherwise.

I have been trying to talk to the sellers about the benefits of it for both of us but between work and ignored text messages it's kind of a struggle.To answer your questions:• I have done two light renovations on the apartments in the 3-unit that I own.• I'm expecting that renovation would take less than 12 months (and that's with me working a full-time job on top of it).• I estimated that the repair costs would be close to $10k. • My final plan is to rent the units as long and medium term rentals after refinancing and buying out the seller.• I do not currently have enough liquid capital on hand to put down 20% for a DSCR type loan.

People are ignorant enough to disregard this and they register in a program that does not guarantee any of the results that he promises and brags about, although he is really good at making it sound like if people are going to make hundred of thousands of dollars just after going through his program.

Anyone that says the market won't slow/reverse is ignoring history and you can say the same about people who always say the stock market goes up and so does bitcoin.
