Wiring money to a scammer overseas instead of the actual owner of the property (this one is getting more and more common, the "seller" steals the identity of the actual seller, and takes the buyers money then disappears).

I've had colleagues allude to something similar but I always blew it off as some shady tax fraud scheme.

If we smelled anything like faking a name of a Living Trust as @John Underwood suggests or deeding back to original owner as a fraud we foreclosed in 30 days.

You could quickly get into fraud territory here if you're not honest about everything. 

It's a very risky space teeming with fraud and not suitable to a new investor. 

Turned out he forged several of the loan documents and was eventually caught and indicted for fraud.

You can easily get audited and caught for mortgage fraud for putting in a 12 month lease.  

The fraud and collusion with that… talk about forcing buyers and sellers into duel rep.
