But if the value is there for you to re-sell with no or minimal rehab, it can sometimes be cleaner to agree to buy it for the loan value and assign or double close on your contract.

I need to clean a duplex and it isn't too bad but starting to look dirty.I am hoping there is a easy way to just use a cleaner and the pressure washer so I don't have to scrub it all down.I was thinking about trying the house siding version of Krud Kutter or Simple Green if anyone has advice there.

Having a partner warrant title is the best way to go.I'd also say that this technique, while cleaner and less expensive than a double closing, it will require cooperation of the partner buyer and that may cause difficulty for many investors.
