I'm not willing to pay points since the money will be for 2 rentals that generate a return over the long hail vs flips that produce the cheddar quickly.I'm going to try to raise it on my own ; hustler style as I'm only willing to pay interest but will back it with equity what these and other properties.I've got 24 hours to raise over 200k w/o points; no big deal eh ?

In Texas it is extremely high insurance cost because of hail.

I hail from the PNW but recently moved to SoCal and plan on taking advantage of the market here. 

What we didn't know when we closed on it was that there a hail storm that damaged the roof that Summer while waiting for the bank.

Is it worth it to try and put together your own team, or just throw the hail marry and pray your local PM team will be worth it?

Building was built in the 20's - is primarily brick/concrete.Maybe we can have an interesting discussion and others can learn something new about South Central KS -- we have tornadoes, hail, wind storms, and now earthquakes to worry about (Same for our neighbors to the S in OKC and Tulsa).  

The roof didn't pass home inspection, homeowners insurance paid to replace the roof bc it was from hail damage so it kind of worked out for me. 

A pressure washer that is too close for an instant will blow off any chipped portionsIf your in an area that gets "ANY" hail what so ever ,,vinyl siding should be your last choice.JP Smart or Hardi Board are the only ones worth buying.
