@Sarah Hadassah Negrón so you get a money judgment.Now you have to turn that into a garnishment action with the courts.To do that, you typcially need to have the tenant personally served - which means finding them or hiring a skip-tracer to do so.Then, what are you going to garnish?

There is around 500k equity in the property. 150k-200k would get the property fully rented at top dollar with desirable tenants. 100k would get it to where I can rent all the units back out at fair reasonable market rents.

Being an agent is different than a w2 where you get guidance from a manager, or higher up.

I've never had an issue. we don't get security deposits or sign any leases.

I've always liked real estate (I actually have family with long connections to construction) and after reading a lot about real estate investing, I decided to start working as an agent in order to get the most firsthand experience possible, so when my time comes -first investment deal- I'll be more than ready and acknowledged in this market.
